Golden Gate General Construction Inc., proudly completed the Earl of Sandwich franchise build-out in the heart of Belmont Shore, Long Beach — a high-visibility location on iconic 2nd Street.
The project was executed in two distinct phases:
Phase One – Landlord Scope:
We began by subdividing the original commercial space into three separate storefronts. This included upgrading the main electrical service to an 800-amp panel, removing the existing asphalt in the parking lot, and replacing it with new concrete for durability and ADA compliance. We also built new partition walls to define the retail units and prepare them for future tenants.
Phase Two – Tenant Build-Out for Earl of Sandwich:
Once the space was ready, we moved into the full build-out for Earl of Sandwich. The scope included complete interior demolition, MEP upgrades, ADA-compliant restrooms, custom finishes per franchise specifications, kitchen equipment installation, and a new exterior façade. We also constructed a second floor to serve as dedicated office and storage space, optimizing functionality within the compact footprint.
Every aspect — from the polished dining space to the energy-efficient systems — was executed to meet strict franchise standards while enhancing the unique character of Belmont Shore.
